Access Statement for Sheephouse Manor Self Catering Cottages
Introduction
- We aim to cater for the needs of all our visitors in our home based 3 bedroom B&B, and 4 self-catering holiday cottages.
- The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-arrival
- There is a bus stop 100m from our front gates with an hourly service from Maidenhead Town Centre from 8.00am to 6.00pm Monday to Saturday.
- The main train station in Maidenhead is 10 minutes away by car.
- There are taxis available from the station.
- There is a local taxi service with accessible taxis if required. We can make a booking for you.
- We have a full website with on line booking facility and photos.

- Information and breakfast menu can be provided in large print.
- We can email further pictures to you on request
Arrival and car parking
- On arrival there is a wide gate open 24 hours when we are operating.
- The pathway is compressed gravel
- There are 9 car-parking bays.
- 5 bays are within 20m down a 1m wide loose gravel pathway to the B&B entrance.
- 4 bays are 10m from the cottage entrances.
- The path to the B&B/Reception front door is 10m from the nearest bay along a loose gravel path.
- The pathway in front of the cottages 1,2, and 4 is a 3.2m wide solid concrete path. You can drive up to the door for drop off, and park
10m away.
- The path to cottage 3 is a 1m wide cobbled patio stone path, with the nearest parking bay 10m from the entrance door. The entrance has a 13cm step to the patio, and a step 10cm onto the porch, and an 8cm step into the cottage.

- The nearest restaurants and pubs are 0.5 miles away.
Main Entrance and Reception
- The front door is on a level with the path.
- There is a bell at 130cm from ground level
- The door is always locked but guests are given their own Yale key
- The Yale lock is 140cm from ground level
- The front door is 81cm wide leading immediately into a lobby 90cm x 1.4m
- There is immediately a 68cm wide door into the dining room.
Laundry
- The washing machine and tumble dryer are housed in a block with a 50 cm wide entrance and up a 17cm step
- The space inside is 70cm wide x 1.0m depth

- The payphone is located in the entrance lobby. It is 120 cm from floor level.

Grounds and gardens and beyond
- We have a large 2-acre garden, which is mostly to lawn with flower borders.
- There are benches for guests to sit in around the pond.
- We have a 0.5-acre paddock at the rear which guests can let dogs out in.
- The Thames Path is 1000m away, and also the Green Way Walk about 1000m from us. These are both ideal to walk dogs or get exercise yourself. The walks from there go for miles in beautiful countryside. Guide books and maps available
Cottage One
- From the concrete path access described above,
the entrance to the cottage is at ground level and is through a door 74cm wide. The lock is 110cm high.
- The floor surface of the cottage is short pile carpet in green, in good contrast to the cream walls.
- The floor surfaces of the kitchen and bathroom are non-slip tiles.
- From the front door to the sofa is a clear space of 130 x 160 cm, and a further 200cm distance to the bathroom door.
- The distance from the front door to the kitchen entrance is 300cm., and to the table is 112cm.
- The table is situated facing the window with good light. It is 70 x 110 cm in dimension. There is a bench to sit on. This is 40 cm high and 100cm long x 25cm wide. There is clearance under the table of 100cm width, x 40cm depth.
- At a distance of 90 cm from the bench is a double bed at a height of 50cm. There is a clearance of 50cm from the left side of the bed to the wall. The bed had a frame at the end, at a height of 110cm at the outer edges, dipping to 80cm in the centre. The bed end is 160cm to the sofa which is 40cm high and has 2 supporting arms.
- The TV has remote control and is on a stand 157cm high.
Cottage One Shower room
- There is a step of 10cm into the shower room. The width of the door is 84cm and then a 90degree right turn onto storage area of dimensions 120cm x120cm. This has a floor of non-slip tiles, as does the main shower room, which has an entrance of 74cm width.
- The sink and vanity unit is at a height of 85cm. The sink is inset into the vanity unit and has no underneath clearance. The light is a pull cord at a height of 131cm. The turning area within the shower room is 150cm x 90cm.
- The vanity unit offers continuous surface to the toilet unit, which is at a height of 43cm. Immediately adjacent to the toilet is a step of 24cm onto a tiled surface and shower tray.
- The shower unit is 135cm x 80cm, and the shower controls are at a height of 150cm.
Cottage One Kitchen
- The kitchenette area is a distance of 300cm from the front door, and 110cm from the table and bench.
- The width of the entrance to the kitchen is 120cm.
- The worktop and appliances are at a height of 90cm. The fridge /freezer is at a height of 90cm, and the cooker at a height of 90cm, and also the sink. The light switch is at a height of 140cm.
- The storage cupboards are at a height of 150cm.
- There is a clear access space of 180 x 80 cm in the kitchen.
- We are happy to rearrange furniture to accommodate individual needs.
Cottage Two
- From the concrete path access described above, the entrance to cottage two is at ground level, through a door of 81cm width. The lock is 110cm high. There is a short plied carpet in the lounge and two bedrooms, and a non-slip tiled surface in the bathrooms and kitchen.
- From the front door is a clear distance of 230cm to the sofa, which is a height of 30cm, and has two firm arms. The clear space in the lounge is a minimum of 130cm x 500cm. The dining table is 160cm from the sofa at a height of 84cm and a clearance underneath of 85cm depth x 110 cm width.
- There are 5 dining chairs with no arms at a height of 40cm. From the dining table is a distance of 110cm to the bedroom and 150cm to the kitchen.
- The TV has a remote control, and the controls and DVD player are at a height of 45cm and the DVD player is at a height of 5cm.
Cottage Two Kitchen

The entrance to the kitchen is 79cm wide. It has non slip tiled flooring. There is clearance within the kitchen of 180cm x 80cm. The cooker, and sink and work surfaces are at a height of 90cm. The fridge is ground level and the freezer is on top at a height starting 88cm, to the top at 140cm. The cupboards for plates and extra storage are at 145cm high.
Cottage Two Main Bedroom
- The entrance to the bedroom is 73cm wide. It is 450cm from the front door and 150cm from the kitchen entrance.
- There is clear access space of 240cm x 150cm to the double bed which is at a height of 50cm. The double bed has all round access of a minimum of 50cm from the left side, and 55cm from the left side. There is no end bed frame. A second entrance into the bedroom directly from the outside pathway is via double patio doors width 150cm directly into the bedroom.
- A chair with low arms is at a height of 34cm. There are two double wardrobes 80cm from the bed end, and a 60cm high storage chest adjacent to the door.
Cottage Two Bathroom
- The bathroom entrance is 72cm wide. The bathroom entrance is adjacent to the lounge and 10cm from the sofa end.
- It has non slip lino flooring. The clear area is 70cm x 260cm. The toilet is 44cm high and adjacent to the sink of 78cm high. The sink is curved fronted with clearance underneath of 30cm depth x 80cm width. Both the sink and toilet have front clearance of 80 cm width. The bath has is at a height of 65cm, with a non slip mat provided. The bath has a hand held shower attachment but no shower.
- It has front clearance of 170 width x 70 cm depth. The light is a pull cord 70cm from the ground.
Cottage Two Children’s bedroom
- There is a direct entrance into this bedroom from the main outer pathway at a width of 78cm. The flooring is short plied carpet. The distance to the bed is 77cm. The bed is 50cm high and accessed from the left side only. The bedside chair is at a height of 44cm with no arms. The bedside shelf with light is at a height of 117cm.
- There is clear space of 190cm x 120cm to the wardrobe and storage drawers. The internal entrance into the children’s bedroom is via a 78cm wide door into a small lobby 122cm x 100cm of non-slip tiled flooring.
Second bathroom Cottage Two
- This lobby area also leads into the bathroom through a door 76cm wide. There is a clear space of 210cm x 140cm in the bathroom. The distance to the sink from the door is 160cm and the same to the toilet, which is front accessed.
- The bath is 150cm from the door. The bath edge is 60cm high. The bath has a hand held shower attachment but no shower.
- The basin is curved fronted and is 80cm high and has clear space underneath of 8cm x 80cm. The toilet is 40cm high.
- The light is a pull cord 74cm from the floor level.
Cottage Four
- Entrance is from the concrete path running outside cottages 1,2 and 4. The distance from the nearest car park space is 15m along a solid concrete path 3.2m wide. The entrance into cottage four is via a 12cm step though sliding glass patio doors, entrance width 80cm.
- The clear space immediately inside is 270x 140cm. The distance from the front entrance to the sofa is 150cm and to the bed is 280cm. The sofa is at a height of 38cm and has arm rests at 60cm high. This is also the sofa bed.
- The double bed is 50 cm high and has clear access of 68cm from the right and 130cm from the left side. The bed has an end rail at a height of 80cm high. There is a high back arm chair with arms, height 30cm at the entrance.
- The TV has remote control, and is 150cm from the door, and 300cm from the sofa.
Cottage Four Kitchen
- The open plan design of the cottage, leads to the kitchen bar area, with an entrance width of 100cm. There are 2 bar stools with no arms at a height of 75cm. There are no dining table and chairs.
- The clear kitchen space is 110cm x 250cm. The fridge and oven are at floor level, at a height of 90cm. The freezer box is at 90cm high. The upper storage units are 150cm high.
Cottage Four Bathroom
- This is at a distance of 220cm from the bed, and 50cm from the sofa. The bathroom door is 74cm wide, and the bathroom surface is no slip tiles. The pull cord light is 100cm high. The toilet is on a raised pedestal 18cm high with front assess of 88cm. The sink is 78cm high with flat front access and clearance underneath of 40cm x 70cm.
- The bath is 53cm high and clear access of 100cm. There is a non-slip mat, and hand held shower attachment but no shower facility. The clear space in the bathroom is 80cm x 160cm.

Cottage Three
- This is accessed via a 100cm wide cobbled patio stone path, with the nearest parking bay 10m from the front door. The entrance has a 13cm step onto the patio, and a 10cm step onto the porch, and an 8cm step into the cottage.
- The front door is 82cm wide and leads directly into the kitchen.
Cottage Three Kitchen
- This is stone floor, with clear space inside of 70cm x 190cm. The fridge is ground level, with the freezer above at a height of 80cm minimum to 140cm maximum. The sink and work units are at a height of 90cm, and the hob is 90cm high with electric oven below. There are 2 overhead storage units at a height of 150cm.
Cottage Three Lounge
- This is accessed directly from the kitchen and is short plied Berber carpet. The entrance is 80cm wide. The distance from door to sofa is 230cm and to table is 160cm. The dining table is at a height of 77cm and has 4 armless dining chairs. There is clear space underneath of 40cm depth x 70cm width.
- The sofa is 40cm is high has arms at a height of 48 cm, and the bed sofa has no arms.
- The TV has remote control. Light switches are at a height of 150cm. There is a ceiling fan with switch 180cm high.
- From the outside of the cottage, there is an entrance via the patio door. The width is 107cm, and is via a step of 13cm onto the patio, and a step of 10cm into the cottage.
Cottage Three Bedroom
- The entrance to the bedroom is 79cm wide. This is a distance of 177cm from the dining table. The double bed is at a height of 66cm and has no bed end. It has all round clearance of 70cm. The bed is well sprung mattress.
- The distance to wardrobe and dresser from bed is 80cm.
- There is a cooling fan available.
Cottage Three Bathroom
- The entrance to the bathroom is from the main lounge and is 90m from the bed sofa, and 100cm from the kitchen door. It is 77cm wide. The bathroom floor surface is non-slip lino.
- The clear space access in the bathroom is 77cm x 200cm.The sink is 80cm high is flat fronted with 50cm x 60cm front access.
- The bath is 77cm from the door and is 56 cm high with a non-slipbath mat. It has 7cm clear side frontage.
- There is a shower attachment mounted on the wall at a height of 120cm.
- The toilet is 200cm from the door, and is at a height of 44cm. There is 80cm width and 200cm front access to the toilet.

- We are happy to rearrange furniture to suit needs.

- We are happy to take delivery of hired equipment or medical supplies. Please let us know
- We are a non-smoking building.
- All cottages are fitted with smoke alarms.
- In the event of a fire the smoke alarms will ring.
- The front door of each cottage is the exit.
- If you require assistance during evacuation please inform us on arrival and we will ensure you are safely assisted out of the building. E.g. hearing impaired, if you require physical help with getting out of the building.
- All bed linen and pillows are non feather and down.
